Working on a new offering, and the potential of longer holding periods

“What you’ll find soon, is that we’re working on a new offering…We’ve taken all the learnings that we’ve had in the last four years, and we’re putting that to use. We’re trying to develop a way of investing that we believe is a lot safer for investors. It’s easier for investors. And it’s a lot less risky with less volatility. And that would typically look at a 5 year hold period, with the ability to get out whenever you want. But obviously, you might not see the full benefit.

“When we looked at the model portfolio that we are working on - so you can create simulated returns based on the data that’s in the property market, that simulated portfolio delivers 51.4% return over 5 years. So, significant returns, but of course, there will have been points in that cycle, that, if you needed to sell, you may not have got back all of your money, you may not have got back all of your returns. It just depends on when you need to sell, really. But it’s the same as direct property ownership. Everybody that’s lived in an area where people own property understand, or should understand, that there are risks involved in property, it’s just about time.”

Democratising property investment

“The biggest investment we’ve got is £532,000 in one investment…We have some very large investors that trust us. We also have some people that just put £10 in. The whole premise and the whole reason I built Property Moose was really to do away with this concept that only rich people, only people with access to finance or cash or that know people in the property market can get access to these types of deals, I just didn’t think that was right.

“So in our model, it doesn’t matter if you put £10 or half a million pounds in, you get the same terms. Now, of course, there may be special offers that we run for larger investors, so if they put a large amount in, because of the reduced work that it takes to deal with that, we might be able to reduce the fee. But the actual ownership structure, the rights that are granted to people over the property, they’re exactly the same, so everybody’s treated the same.”

The potential to expand outside the UK

“Every week we get an offer to white label or launch in a different country, and it is on the list, but as you can imagine, the list is long…We’re going to focus on getting the business right here, making sure everybody is happy, all the investors are happy, and we’ve got it to a scale that we’re happy with as a management team, and then we’ll start to look abroad. So we have some partnership arrangements already in place in some quite big countries and large markets - I won’t say too much now, so it is definitely on the road map, but it won’t be this year for sure.”
