What we used to do:
- Use Zoopla’s Zed-Index to determine regional growth and regional decline.
- Combine this with RICs approved partner surveyor, which would value each individual property once, before we secured it.
- Research market comparables, the local area and projected growth.
What we do now:
- Upgrade our method to provide a more localised, accurate projection.
- Attain valuations through Spicerhaart for each individual asset, every 6 months.
- Continue to research market comparables, the local area and projected growth.
Why have we made these changes?
- Zoopla’s Zed-Index is a fair representation of regional growth and regional decline, however, it lacks specificity and is calculated by an algorithm based on estimations.
- We no longer believe a single valuation is enough to provide an accurate projection, and due to the difference in cost, Spicerhaart will enable us to provide a valuation of each individual asset every 6 months. This will hopefully highlight the potential of each individual asset more frequently, especially in the face of market changes.
- We believe RICs to be slightly too specialised in mortgage valuations to be able to provide a sound valuation of a crowdfunded asset.
- We believe at the rate at which we are growing, more localised, frequent and accurate property valuations is the next step forward.
- We believe that Spicerhaart’s panel of valuers will use their combined experience, expertise and extensive local knowledge to match our high standards.
- We want to give our investors a greater insight into the potential benefits of each individual investment opportunity, thus allowing investors to make more informed decisions.
- Our profits are tied to yours. We believe it is in both our interest and yours to conduct extensive research into a property’s potential, and ensure we are doing it in the best way possible.
It must be remembered however, that the real value of a property is the price that someone will pay for it when we come to exit. Our valuations are no guarantee of a property price, and your own due diligence should be conducted. That said, because our profit is tied to yours, we only list the very best opportunities that we find.
