We interviewed our Operations Director, Ben Lloyd, about the power of crowdfunding. A University of Cambridge graduate, Ben is a talented problem solver with significant insight into crowdfunding, start-ups and technology. Before applying his skills at Property Moose, he has worked with other innovative and high-growth companies, and continues to improve his understanding of how to make businesses function and grow. Focusing on the connection between the growth strategy of Property Moose and the execution of its obligations, he is involved with almost every aspect of the business.
Why have so many similar companies started up?
There seems to be a new property crowdfunding company popping up every month, and I think it simply comes down to the fact that there is a high demand and a low supply of our service. Traditionally, property investment was exclusively limited to those who had enough cash to get started in the first place, but thanks to property crowdfunding, there’s been a social change, driven by opportunity, fairness and inclusivity.
What are some of the benefits and risks?
As with all investments, your capital is at risk. It’s hard for us to say that property is a safe bet, but it could be argued that it is more risk averse than other types of investments – they aren’t making land anymore. Property prices can go up as well as down, but our team of experts spend their days sourcing the best possible discounts for our investors. We also try and take extra caution to provide our investors with reliable projections by instructing a RICS approved partner surveyor to give a present day, open market evaluation, which is coupled with the market growth projection. This could provide our investors with a more holistic view of the investment potential.
A potential benefit of investing with us is that you only need £10 to get started, as opposed to the traditional route of possibly attaining a mortgage and spending years paying it off. With the current millennial crisis, a small investment of £10 could be a great way to get started, to familiarize yourself with investments and to start making your money work for you. We try and provide inclusivity, which is why we’ve set such a small minimum amount.
In addition, another downside of the traditional way into the property ladder is being responsible for repairs, maintenance and managing tenants. But we provide investors the status of being a landlord without having to do any of the chores. We hire local expert agents who manage the properties.
Do you think the sector is growing?
Absolutely. To put it simply, there’s a demand for this service: an easy way in to property investment. I have written about the growth in the sector on the blog before, and 2016 looks to have exceeded the expectations of forecasters. This sector provides individuals with that opportunity. It’s important to know as well that the demand is global. We have investors from over 50 countries using Property Moose. That’s an incredible statistic that just keeps growing – it was about 40 a couple of months ago. We’re excited about the sector’s future. Watch this space.
