Sourcing
We work very carefully with property sourcing companies, private landlords, developers and consultants all over the UK. These partners supply us with a large variety of properties and we choose only the very best - we reject far more properties than we accept.
In order to limit the length of void periods on properties, we try to source in areas where there is high rental demand. These areas tend to be near major trading or cultural centres, or in the greater urban area of a large city.
Speed is really important to us. We want to move quickly to complete deals and help ensure that our investors have more variety, and as many opportunities to invest as possible. Speed also means there may be a reduced void period, and everybody’s money can get to work.
Being able to trust the vendor is a critical element when sourcing properties. We need to know that they won’t let us down when a property has become fully funded. Building these relationships is difficult, but we put lots of time and energy into it and already have a what we believe to be a fantastic network.
Approving properties
We want to remain strong as a community and provide the best possible protection for investors’ capital. That’s why we take a multi-layered approach to capital protection. Before a property is listed on the site, it is passed through a series of approvals and tests.

Valuations and projections
Property Moose is dedicated to providing the most accurate valuations on all our properties. We aim to provide localised, accurate projections.
Previously, we used Zoopla’s Zed-Index to determine regional growth and regional decline. We would combine this with a RICs approved partner surveyor, which would value each individual property once, before we secured it.
Recently, we have introduced an additional option to provide more localised, accurate projections. Depending on availability, we will instruct either a Spicerhaart or a RICS valuation on our properties. We believe that Spicerhaart’s panel of valuers will use their combined experience, expertise and extensive local knowledge to match our high standards. Hopefully, this will highlight the potential of each individual asset. In addition, due to the cost difference between both methods, using Spicerhaart will allow us to value each individual asset every 6 months. As a result, in an average investment term of 3 years, an individual property could be valued up to 6 times. This is significantly more than a single valuation with RICS.
However, it must be noted that the method of valuation may vary depending on time constraints and availability.
In addition, each week over a million data points are assessed to give you an estimate of how your assets are performing.
